The real estate will be offered for sale by auction at approximately 12:00 noon. This is a reserve auction which means that the personal representative of the estate can decide to accept or reject the highest offer. If the highest offer is accepted, an amount of 8% of the highest offer shall be added to the offer to make the full purchase offer. This is called the Buyer’s Premium. The buyer will then be required to enter into a standard Purchase Agreement at the auction. Rick Ruprecht of ReMax Results shall represent the Seller. A 2% cooperating broker’s fee shall be paid ONLY IF the cooperating broker has registered with AAA Auction at least 48 hours before the auction. The terms of the Purchase Agreement shall include a NON-REFUNDABLE down payment in the amount of $15,000. This amount shall be paid with a certified check made payable to the Buyer and endorsed only if the Seller accepts the buyer’s bid. The closing shall take place within 45 days.
